Four years ago, Provident Partners took over a large portfolio of single family homes under difficult circumstances, and managed a smooth transition. Throughout that period, Patty and her office handled every aspect of property management in a thoroughly professional manner. This included property inspections and recommendations for repairs and maintenance, presenting competitive bids from reliable vendors to carry out required work, leasing, and the preparation of monthly statements for each property which detailed every single expense and income item, including all back-up documentation. As I do not live in the area, it was comforting to know that everything was being handled on my behalf by Provident. In fact, I never needed to return to Phoenix after the hand-off to your office.
It was a pleasure to deal with every member of the Provident team over those years. Additionally, whenever I felt that I needed to speak with Patty, she was always readily available, and she never failed to suggest and implement solutions for the issues at hand. I never fail to recommend a product or service that I like and Provident Partners is a company that I have recommended often and with complete confidence.
I was at my wits end with another local company. Trumped up and inflated charges left little money and often none at the end of the month.
Being a foreign owner made it even more difficult to manage my investments. Whenever I questioned invoicing and charges, I was told that I was micro managing and to let the “professionals” handle things.
Month after month I saw little return on my investments and it would take me hours to review and verify the monthly statements. Needless to say, I was deeply concerned and frustrated about how things were being managed.
When Provident Partners was recommended to me, I was reluctant and worried about what to expect. I spoke with Patty Hatton who took her time and explained to me how their company could help. Help is an understatement of what she and her staff did for us. They took charge of our files with true professionalism. The transition for them was challenging as our previous company was not willing to cooperate. They refused to provide Provident with tenant files and even contact information.
When Provident took over, we had outstanding rents and bad tenants. During that time, the Provident staff was always available to me by phone or email, keeping me informed. It took a few months, but I know that had I not changed companies, that I would have lost thousands of dollars more.
Now, every month is a pleasure. I receive a simple and easy to understand one- page statement, our money goes into the bank, I am contacted when a repair is needed or at lease time, my year end is a breeze and I see my profits growing!

As an owner of a rental property, the aspect of having to manage the property is one that is not taken lightly. I had the very good fortune to find out about Provident Partners. Patty Hatton came out to assess the property and during the meeting, we agreed on what has become a great business partnership with excellent terms. From the monthly statements detailing the current months activities to the support with calls that happen from time to time about issues that come up, this group has demonstrated the kind of teamwork that gets results and more importantly, happy tenants and owners. As to the most recent experience, Kim Spettnagle, who is the realtor whom I have had the privilege to work with is one of those individuals who works diligently and tirelessly to find the next “great” tenant to get the property rented. She was able to find a tenant that moved in just 16 days after the last great tenant moved out. I have to say that I have wonderful tenants which of course is greatly appreciated. Kim has done an outstanding job and continues to do so.
The bottom line is that they do an excellent job and I have nothing but glowing accolades for them but then I suppose you already figured out that I think they do a fabulous job!

We currently live out of state so a quality property management company is very important to us.
We have two properties which PPC is managing, a house in Paradise Valley and a town home in Scottsdale.
The Paradise Valley property has been under PPC management since September 2010 and the Scottsdale Property has been under PPC management since November 2012.
PPC successfully leased these properties to qualified and responsible tenants within the promised time frame and lease amount. PPC provided sound advice on maintenance to be performed to show the properties in the best possible light.
PPC has taken care of both the tenant move in and move out process with minimal impact.
Monthly lease collection and sales tax administration is like clock work and the monthly and annual statements are straight forward and timely. But the best service PPC offers is responsive and personalized attention to tenant questions and issues with minimal involvement on your part. PPC has coordinated the various service providers utilized to maintain the properties from Home Warranty companies, Pool Service and Landscaping firms, Pest control and they have there own Rolodex of handymen to address any other normal maintenance issues such as plumbing. The maintenance team always keeps us up to date on service requests, decisions required and the resulting status with the associated expenses itemized on the monthly statements.
Finally, Patty and team are just plan nice folks, the kind you’d like to have over for dinner.
Please seriously consider entering into an agreement with PPC and based on my experience your expectations will be met.
We have known Kim since 2005 when we bought our house as an investment. Kim has been our leasing agent for the past 11 years, and she most recently sold our house. It has been great working with her! She knows the market well and has always given us sound advice. This was crucial to us as out-of-state owners. When a tenant moved out, we knew that Kim would be able to lease it again quickly. When we decided to sell our house, we had peace of mind knowing that Kim would take care of everything from getting the house ready to list to finding a buyer. She answered all our questions and kept us updated every step of the way. Selling a house can be stressful, and we never felt stressed because we knew Kim was guiding us and the process the whole time. She is honest, reliable, patient and knowledgeable. I own several rental properties in very nice neighborhoods all of which for several years have been managed by Provident Partners specifically Patty and her very professional, efficient and hard working team. Patty and her team handle all aspects of the property management responsibility for me from the Leasing of the properties (Karen Gilllespie is an amazing Leasing Agent – she searches and finds great tenants) to the day to day operations of property management and problem solving when needed. In fact over the years I have had occasions where Patty herself has visited properties and intervened very satisfactorily with tenants on more complex issues. Provident Partners staff advocate very fairly for both the owner and the tenant. Payments to property owners are made timely and are always correct. I can go to sleep at night knowing my properties are in good hands. Something I should mention is, that even during the years of the “real estate crash” which we all know were very difficult times Patty, Karen and the team were able to find and retain good tenants for my properties.
